Common Area Committee
The Common Area Committee (CAC) is charged by the Board with maintaining and managing all four common areas in the community.
The Board has documented
maps indicating all of the common areas. These areas are all common, that is, owned by the HOA, with the exception of one area that is a combination of a public access easement and a private access easement to allow foot traffic between Black Stallion Place and Capo Court. Attached is the deed documentation on file with Fairfax County for the two easements the form the path from Black Stallion place to Capo court:
public easement (Capo Court side) and
private easement (Black Stallion Place side).
The CAC works with a variety of contractors to maintain the look, appearance, safety and beauty of the areas. We work with arborists, landscape designers, contract for dead tree removal and replacement, as well as administer the maintenance contracts for the common area.
All work is planned over a five-year budget period, with an annual review and update presented to the Board for approval that reflects projected changes in the out years as well as activities that have occurred in the preceding year. Based on this annual review, cash is set aside going forward to ensure proper funding is in place to carry out the program.
